More details on the proposed redevelopment of the Balsams Resort in the North Country are available as developers seek a zoning change in the North Country.
The new Balsams resort would start with 4,600 “dwelling units” ranging from hotel rooms to condos.
Its core would be called the Balsams Lake Village and would be anchored around the historic Dix and Hampshire houses, which would be “largely preserved.” The village would include shops and restaurants.
There would also be a major expansion of the ski area with 1,200 acres of new trails, 800 acres of glade skiing and a gondola to take skiers to the slopes from the Lake Village.
New buildings would have a look that would be “complimentary to the historic style.”
The details – described as conceptual - are included in a request by the developers, Dixville Capital, for a zoning change. The 37-page request was posted Monday on the Coos County website.
The report says detailed site plans will come later.
The planning board is scheduled to consider the issue August 18th in Colebrook.
However, developer Les Otten is still working on financing.
